Informational Consultation – A Clear Picture in 30 Minutes
Goal: A free 30-minute call to understand your objectives, budget, timeline, and target region.
Outcome: You leave with a clear yes/no decision and defined next steps.
Engagement + Strategic Fee – To Launch Your Clear Plan
Goal: If we both agree, we sign a simple engagement, and work commences immediately upon payment of the essential €2,500 BSB fee (Buyer Strategy Blueprint) to initiate the process.
Outcome: We finalize the plan and commence work. Optional administrative support is also available (NIE + bank account opening + all other official Spanish procedures).
The Personalized “Buyer Strategy Blueprint” (BSB) is Prepared
Goal: You will receive your personalized Buyer Strategy Blueprint (PDF) within 15 days.
Outcome: Buyer ‘Buy Box’ criteria, realistic total budget, regional strategy, deal-making and pricing rules, and a pre-offer checklist to ensure a clear and targeted search.
Pipeline + Top 3 Filter
Goal: To filter out unsuitable properties. To create a shared deal list where only the current top 3 remain active.
Outcome: Fewer viewings, better targets. We filter for price, location, and potential issues early in the process.
Selecting the True “Real Deal”
Goal: You select 1 target property + 1 backup property worth keeping in consideration.
Outcome: We transition from browsing to decision-making mode, and begin working with the actual data of specific properties.
Investment Report + Buyer’s Handbook
Goal: We prepare the Investment Brief (IB) and the buyer’s decision package, including: real value range (fair value), maximum price, negotiation plan, deposit/earnest money (arras) conditions, legal + technical checks, rental/regulatory compliance and feasibility study (if relevant), and financing timeline and coordination (if necessary).
Outcome: PURCHASE / RENEGOTIATION / WITHDRAWAL — based on clear figures and with risk awareness.
Closing + Owner Support
Goal: Seamless closing. We prepare a checklist and accompany you to the notary signing and property handover.
Outcome: A smooth closing and a clear start as a property owner. Optional monthly portfolio support and property management / renovation / supervision services are also available.
